集團簡介

集團是華潤集團旗下的地產業務旗艦,是中國內地最具實力的綜合型地產開發商之一,主要業務為物業發展、物業投資及管理、酒店經營、建造及裝修的服務及其他業務。

 

業績表現

2021年上半年度,集團營業額上升63﹒8%至737﹒42億元(人民幣;下同),股東應佔溢利增加15﹒4%至131﹒25億元。期內業務概況如下:
    (一)整體毛利增加53﹒1%至231﹒09億元,毛利率下跌2﹒2個百分點至31﹒3%;扣除投資物業評估增值後的核心股東應佔溢利為99﹒1億元,增長18﹒3%;
    (二)銷售已發展物業:營業額增長69﹒4%至609﹒3億元,佔總營業額82﹒6%,分類溢利增加26﹒3%至150﹒7億元;結算面積增加75﹒6%至514萬平方米,結算毛利率則下跌4個百分點至27﹒1%;
       1﹒期內,集團實現簽約額1648億元,實現簽約面積963萬平方米,分別增長48﹒7%及52﹒4%;
       2﹒截至2021年6月30日,集團已經鎖定已簽未結算開發物業營業額2369﹒5億元。其中,1162﹒9億元將於2021年下半年結算;
       3﹒期內,集團新增土地總計容建築面積838萬平方米。截至2021年6月30日,集團總土地儲備面積7098萬平方米,權益土地儲備面積5116萬平方米;
    (三)物業投資及管理:營業額增加59﹒9%至75﹒47億元,分類溢利增加81﹒8%至47﹒75億元。截至2021年6月30日,集團在營投資物業總樓面面積共計1280萬平方米,在建及擬建投資物業總樓面面積共計1110萬平方米;
    (四)酒店經營:營業額增長1﹒1倍至7﹒35億元,分類虧損擴大19%至1﹒72億元;
    (五)建築、裝修服務及其他:營業額上升13﹒9%至45﹒29億元,業績轉虧為盈,錄得分類溢利5917萬元;
    (六)於2021年6月30日,集團的現金及銀行結存為949億元,綜合借貸額為1944億元,淨有息負債股東權益(包括少數股東權益)比率為37﹒4%。

短評:

國内樓價為中央主要打壓和調控的對象,現時二手房貸更是困難重重,二手成交脆弱。内房的前景較爲昏暗。雖然中期業績理想,派息亦增加,但短線目標只望30元。由於內房沒有國策支持,相信比較難突破;建議靜待23.3-24元才入手。
